Our Team studied and analyzed different development alternatives for a group of properties ranging from 110 hectares to 310 hectares in El Valle. A series of land use plans illustrated potential development options for each of the programmed land uses as they relate to circulation and major amenities. Master plan delineated up to 300 hectares of effective land aquisition out of over 2,000 hectare proposed acquisition.
St. James Island is a 30,000-acre land located in Panhandle of Florida, bounded by the Gulf of Mexico, the Ochlockonee River, the Ochlockonee Bay and the Crooked River. As a two-part planning process, the team conducted extensive analysis, and developed a Land Use Strategy & Vision Plan as well as a Conceptual Land Use Plan. The development program includes several waterfront communities, retail centers, recreation areas and conservation land areas.
The conceptual master plan phase includes approximately 3,500-hectare land on the eastern side of a 11,000-hectare land holding. Gu’an will be a new town for 300,000 residents. The 3,500-hectare land is designed for 200,000 residents and 100,000 workers. The concept is to build the new town based on a framework of open space and transit. High-density uses with a central park and boulevard are proposed for downtown area. Outlying areas will then have a mix of residential, commercial, manufacturing, civic and educational uses. All uses and areas will be connected by transit, boulevards and a comprehensive open space system.
